leasing & rent
Do I have to be a student to live here?
At 11 West, we rent to anyone who meets our qualifying criteria such as income requirements, credit score, and criminal background. Even though we offer by the bedroom or by the unit pricing, you do not have to be a student to live here.
What does an individual lease mean?
You’re only responsible for your own bedroom and your share of the common areas. If a roommate doesn’t come back for spring, it’s not your problem and not your bill.
Why is leasing by the bedroom better?
You cover your rent and your part of the apartment, and nothing else. Unlike a joint lease, you never eat a roommate’s missed payment or early move-out.
What's a rental installment?
It’s your monthly payment. Rent isn’t prorated. The total for the lease term is split into equal installments, each due on the 1st.
How do I pay rent?
Online through the resident portal, or in the office with certified funds like a personal check, cashier’s check, or money order. We don’t take cash.
What if I need to break my lease?
The lease is binding and can’t be broken. If you can’t stay, you’ll re-let your space. Call the leasing office and we’ll walk you through it.
Inside the unit
The Apartment
What's included in my rent?
Trash and recycling, your in-unit washer and dryer, parking, and access to every amenity, plus a staff that actually answers.
Which utilities do I pay for?
Water, wastewater, electric, internet, and gas. We set them up for you and post them to your resident portal each month, so there’s nothing to start on move-in day.
What comes furnished, and what do I bring?
Furniture and appliances are here, and your bed is a Full XL. Bring bedding (Full XL or Queen both work), towels, toiletries, cookware, dishes, detergents, a trash can, and whatever makes it feel like yours.
Do I need renters insurance?
You’re required to carry $100,000 in building protection for the property, handled through an automatic Building Protection Fee on your rent. That doesn’t cover your personal stuff, so if you want your belongings covered, grab a separate renter’s policy.
How do I get mail and packages?
Mail comes to your mailbox on the 11 West property and packages are delivered to the parcel lockers near the mailboxes.

Parking
Is parking available?
Yes, and it’s included in your rent. Check with the office for availability and requirements.
How far is campus?
11 West a half mile from UCCS on the west side which is a 15 minute walk or a 5 minute drive. You can also park at home and hop on Mountain Metro transit nearby.

Roommates
Do you match roommates?
Yes. No roommate in mind? Fill out the Roommate Matching Sheet with your application and we spend the summer finding your best fit.
Can I request specific roommates or a floor plan?
Yes. List your people on the Roommate Matching Form (everyone has to list each other so we know it’s mutual) and note your floor plan preference on your application. Requests go in order of lease sign date, based on availability.
The fine print
Pets & policies
Are you pet-friendly?
Very. Stop by the office for the details, qualifications, and any fees.
How do maintenance requests work?
Submit them in your resident portal. The maintenance team is on site during business hours, and after-hours maintenance covers emergencies, so you’ve got 24-hour emergency support.

How do I apply?

Will I need a guarantor?
If your income is more than two times the rental installment, or you qualify through our Leap Program, no. Otherwise yes, and your guarantor needs to meet our income and credit requirements.
